Prepare the same scope for every bid. Compare methods, exclusions and handover evidence before price.
Preserve the history
Record dated photographs, when movement was first noticed, drainage changes, previous repairs and available reports. Symptoms do not identify a repair method by themselves. Where cause or safety is uncertain, obtain appropriately qualified advice rather than treating a sales visit as an independent structural investigation.
Make the proposed repair measurable
Ask for a drawing or clear location schedule and the quantities included. Request the basis for the selected system and the conditions that could change it. A proposal should distinguish investigation, design, installation and verification so that two repair totals can be compared meaningfully.
Price the surrounding work
Ask whether engineering, permits, excavation, plumbing checks, drainage changes and finished-surface repairs are included. Identify access restrictions and who protects landscaping or utilities. Set a written change-order process before works uncover conditions that were not part of the initial estimate.
Read the handover and warranty
Compare what the warranty covers, exclusions, maintenance duties, transfer provisions and the process for making a claim. Ask what records or monitoring will be supplied. An advertised warranty is not a statement that every symptom will disappear, and this directory does not verify structural designs or endorse repair systems.
What to verify
- Independent assessment where cause is unclear
- Dated observations and previous repairs
- Proposed repair method and quantities
- Engineering, permits and access exclusions
- Drainage, plumbing and reinstatement
- Warranty scope, transfer and monitoring
